Hi Jamyka! I think you'll figure out why your husband is excited about moving here as soon as you experience CO first hand.  It's not as cold or snowy as the news or South Park make it seem.  In fact, Connecticut winters are much more brutal than Colorado winters.  I lived in Canton Connecticut for a while and the humidity in the winters make it much colder.   In terms of where to invest, totally depends on your goals and what your lifestyle is.  Anywhere in the Denver Metro area is hot, but already hot.  There's a town called Erie, about 20 minutes North of Denver, and it's in a great growth area for investments, and it's a nice family town if you're looking for that atmosphere.

Hey Jason, glad to hear you're making the move out! 

1) It's a tough market to be starting out in as a newbie agent. So many new agents are coming on, lots of competition. That doesn't make it bad, just more difficult than normal. As far as a broker to recommend, I love the Keller Williams model. They offer a lot of training opportunities for newer agents.

2) Working as an agent prior to investing is not necessary, however it is a great way to learn the market. But you can do that on your own while working another job, or find an agent you like to show you around and learn the market from him/her. 

3) There are some investor meet ups here on bigger pockets you can join.

Hi Jon, 

Metro Denver is great for what your looking for, specifically Arvada. For a long term hold, you can't go wrong purchasing a place near old town Arvada. I see it becoming the next Highlands type neighborhood in 5-10 years. They've got some fun bars and restaurants there, good school district, low crime, and the light rail coming in. Easy commute to downtown via light rail or I70. We're already seeing the push into Wheat Ridge and Arvada. Home prices are still affordable and rents are skyrocketing.

Hey Patricia, I had a deal that was similar to this recently, I scrambled to find a good lender who can do non warrantable loans and luckily found a great one.  I can share her info with you as well if you PM me.  Depending on when you set your closing date to be in your offer, you may need to extend it.  Most traditional lenders can close in 30 or less days while most lenders for non warrantable properties need a little extra time, around 45 days, to close.   Let me know if you have any questions.

Great market to be in! Rents are very high, you can find a good property to cash flow. Prices to buy are high as well, need to be due diligent in finding a deal that works good for you. There are a lot of great sub markets around Denver where prices are more affordable and rents are still high. You'll love living out here as well!
