Appraisal success
Just got the appraisal back for a client and it's over our contact price! Feels good to get my clients into a house with instant equity in this crazy Denver market!

It was a SFH in North Denver/ Thornton area. Completely remodeled, top line finishes. Asking price was 265k. Our contract price is 272k. There were other offers higher than ours, but we offered an appraisal guarantee and inspection for major items only. Appraisal came back at 273k. Not huge, but still feels good because my buyers were expecting to bring extra cash to the table in this under 300k market.
