I got about 40 emails and names by going on my local investors Facebook page and asking for buyers. I also searched when other people were asking for buyers and people dropped their name and email going back about a year or two. I also copied down the criteria they were looking for like certain cities, zip codes, brick sfh, no gut jobs etc.

The biggest issue is that not all of the google pics are worthy enough to be printed... Heck some are pictures of the street or a tree and about 10% of the time google doesn't produce the picture.

Hey Michael thanks for chiming in. Why not yellow letters? It would seem like you'd have that same issue whether its postcards, typed letters or yellow letters?

Has anyone done this and had it be automated? What I'm thinking is when i use mail merge, if there's a cell in excel with the google street view picture i can use that to inbed it at the bottom of the letter. I know there are some macros in Excel that can do this but I have 0 knowledge about programming and would rather not delay my direct mail campaign any longer.

Zillow and The other sites have research tabs where you can pull up your local MSA and take a look under the hood of your market and see what’s going on. You’ll want to look at days on market trends avg price median price percent increase in price etc etc.

all things are negotiable....i personally wouldn't buy a house without it being inspected first

I agree with the above you should have made the contract stipulate that he move out before you close but since you’re closing in a week it’s probably too late for that now. Since you’re just starting out, just take it as one of those lesson learned things. Him staying may or may not be good for you anyway. He could trash the place more in which case you’d be out $$ fixing it that otherwise the previous owner would have been liable for (if you stipulated in the contract he move out prior to close.) Or you’ll get great landlording experience by having to tell him he has to leave. Either way best of luck to you in your journey!

@Jose Maldonado awesome! I’m thinking about doing the same thing with my VA loan but in Birmingham. Been lookin at both areas for months now and haven’t seen much as far as 2/3/4 units for sale though. Most of what I‘ve seen In HuntsvIlle were 4 plexes around brandontown/oakwood but have read on here thats not a great area so be prepared for a search. Will be interesting to hear others opinions. typically the smaller mom and pop credit unions are easier to deal with and gave me better rates. if this is something you're thinking about pursuing long term starting a relationship with them would be my recommendation. a lot of times they have the latitude to do things the bigger banks don't want to deal with because they're smaller and have to fight for more business
