Bingo. You need to speak to potential clients with confidence and not be all wishy washy. You're a professional that has years of sales, negotiation and Finance experience. The only thing that has changed is you're talking about houses now. There are people out there with none of that that are doing great. You need to realize your self worth now or you're not going to make it far.

Also, if you like crunching numbers you might do better in commercial RE??

Just a heads up but just saw 2 quads show up on reaches place a few hours ago for $259,900 each. looks to be in a (possibly?) better area with rents in the 850 range but listing says you have to buy as a package. 

any insights into that area of huntsville? martin rd and hwy 231?

Funny to find this on here. I was looking at that one too. It's under contract already and of the 4 units only 2 were rented at $475 and $500 a month. Wasn't worth it at 182k

a fast nickel is better than a slow dime. wholesale it and let someone else worry about it that has more money

Everyone is saying concentrate on your practice but why not do both? My vote is “commercial house hack”. Instead of buying one building why not go in with another dentist or two preferably with more experience and money and buy a small shopping center? What you’d bring to the table is handling the rent/any issues that come up since this is what you seem to be interested in. Just my two cents which isnt worth a penny

Done! That has been a huge turn off for me personally with tax sale investing (unless i'm doing things the hard way).  Having to weed through parcel IDs and cross referencing GIS maps just to find a sliver of land next to train tracks. No thanks

my local MSA has a real estate investor facebook group so i hopped on there and asked who'd want to be on the buyers list. also used the search bar for the group and searched "cash buyers" and found a bunch of posts where other people did the same thing. so i copied those names and emails as well as any specific criteria they were looking for. i got a little over 40 names and emails just doing that for probably 20 min worth of work.

being licensed and wholesaling can be a double edged sword. if they're not truly motivated and don't want to sell at a discount to get rid of it you'd also have the option to list it on the MLS for them and get the commission that way. just remember to disclose disclose disclose!
