How do i get rid of an unclean tenant in a house hack I'm buying?

I am just starting out with my investing and should be closing on my first property next week. It is a 4plex property with 2 units already rented. I will be living in one unit and finding a tenant for the last unit as soon as possible. I plan to do a live in flip on one unit at a time while also taking advantage of the other 2 units paying for the expenses of owning the property. The big problem I have is one of the current tenants is the smelly guy. It's not just his hygiene (which is also a problem), but he also has a couple dogs which smell, I saw mouse traps when walking through his unit, there may have even been flees living in the unit with him and the dogs. 

My wife is already skeptical about the whole live-in-flip-house-hack idea, so how do I not allow this guy to ruin it for me? I've got to get him out but I don't know if its against the rules to purchase the property and immediately say "hey man, you've got to go". He's on a month to month lease so I have that working in my favor. I thought about maybe hiking the rent up and hope he'd leave but does it break fair housing laws if the other tenants rent doesn't increase as much? I also thought about saying we are renovating his unit so he's got to go because of that.

Any suggestions? Is there something I can do legally and morally that would solve this problem? I am open to all suggestions.

@Darius Smith He is on a M2M lease so there is no issue non renewing his lease just like there would be no issue him giving you a notice that he is moving out. If he is dirty don’t offer him the opportunity to renew at a higher rate, that will just lock you into him for another year. Check your lease to see what the notification requirements are for M2M tenants. If the lease does not detail this out then review your tenant law of your state. Florida requires you give them half the rental period as notice (if they pay monthly you have to give them 2 weeks notice). My suggestion is give him 60 days to be nice but tell him he can move out sooner if he finds a place. GIvIng the extra tIme helps the odds he leaves the home In good condItIon. Your excuse is your going to update the unit :-)
