@Dave Holman I'm in a relatively similar situation. I've got an opportunity on a building for extremely cheap. It's in the middle of no where so the rental market is super low. I've been debating to turning it into condos, but don't have much insight into establishing an HOA or anything of that nature

@Patti Robertson Guess it's number crunching time... See how much business I have to do to break even every month. Once I move out of state, I'd probably just defer to the online systems even if they don't pay that much; then I only really have to worry about my notary fees. If I make enough connections, I'll have to look into building a system that'll let me do virtual notaries. Not sure if it's possible to do RE loans completely virtual (still researching), but I'm guessing it's completely up to the lender if they'll accept something like DocuSign in lieu of a wet signature.

@Patti Robertson good info and thank you.. I'm looking into some of the online notary that'll let me do it electronically. Notarize only pays $5 for the initial and an extra $1 for each seal after that... might not be worth it then. I just figured, if I'm putting in all the effort to start up the business then I might as well try to keep the business after I move.

I'd want to keep the commission if/when I start doing virtual signings. Correct on the max fee for a notary (VA is $5 with travel fees negotiated), but a virtual notary can charge up to $25 (plus negotiated travel expenses (not sure why you'd travel for a virtual notary)).

I guess from a big picture perspective, I do plan on buying in the area and if I have to travel back to VA for whatever reason then I have a side gig I can do to lessen the travel costs.

Hello BP Members!!! (hopefully this is the right "post to" forum) 

Prelude: Hopefully there's a relatively simple answer. I'm going through the process of getting my notary commission in the state of Virginia; to become a mobile signing agent. One of the requirements to receive your commission as a non-resident is that you regularly do business in VA. My better half is military so I'll be moving from state to state over the years. As a note: I also tele-work full-time so making sure I pay residential taxes as required is a different topic.

Question: How do I maintain my commission/start on the next commission for the next state for the next impending move?

Maybe answer/thoughts: The only thing I could maybe think of is to set up my own business entity that does business in the state I want a commission for. Would going through one of those electronic notary platforms allow me the ability to say I do business in X state?

@Teonia Riley another thing you need to be cautious (it is very rare) is how long a tenant has to stay before they get tenant rights. I haven't seen it Airbnb specifically because of the rating system, but it happened to my sister who used an app called roomster.

Also, for nightly pricing. Definitely check our Airdna or just search on Airbnb for other rental prices.

There's a book called Optimize your Airbnb that you might wanna check out for some other tips, tricks, and tools

Welcome!! I'll be moving to the Norfolk area starting this Thurs. I've been slowly networking myself. If you go to meetup.com there's some REI groups there. I haven't attended a virtual meeting yet, but they do hold them fairly regularly
