Figuring Airbnb Nightly $$

Hello everyone,

This is my first Airbnb near the downtown LR area.

It’s been listed for about 2weeks and someone has booked it for 30 days. The guest is asking “How much is it nightly” but the price is shown as $84.

Here’s my #’s - Rent $800 (water included) Light Bill $90 Wifi $50 = $940/30 = $31.33 + 20 = $51.33 nightly is what I came up with.

Im renting the Airbnb for 24weeks/168 days out of a year due to me still living there occasionally.

May someone confirm if I’m in the right range far as what I’m charging nightly?

Yes, all legal ends are covered with lease/property manager.

@Teonia Riley run don’t allow a 30 day booking. They became a long term tenant without screening and with current eviction moratorium they could be there for month maybe longer for free. Besides that if you are getting a 30 day booking it means you are way underpriced. Most things say don’t allow over 21 days. We prefer even less than that.
