Correct @Wayne Brooks and I'm actually moving to Texas. Just got my Texas lenders license. Now I just have to get my real estate license in Texas. 

You must have read that wrong. I've been a broker/realtor for like 5 years. So no I'm not learning both. Sorry for the miscommunication. 

Thank you @Steven Vasquez and @Kyle Hyatt I'm definitely going to explore. Looking at things like golfing, shooting. Hell everything. 

I'm finding some dificulty becoming a lender while being a realtor at the same time. 

Now I will not do the loans and be the realtor in the same transaction. But I do want to practice and do both. But my quest will not end.

I'm moving there. I will live in the fix and flip until I find me a home I want to move into. 

Just bought a fix and flip property in Kirby TX, and I never been to Texas. So I need things to do. I already looked up where Ikea, Home Depot, Lowe's is at. Found a dog pound. Found some workers. I seen Six Flags. 

So what else can I add to my list. 

If any realtor or wholesaler sees a fix and flip opportunity. I would be interested. 

I'm hoping to purchase my first San Antonio property this Wednesday,  that is when I find out.
