How does an investor use cross-collateral as a means to acquire new properties? What are the typical equity percentages? I have an inherited property that is free and clear. How can I use this method to obtain more properties?

If I wanted to finance a turnkey provider that does the same thing, what are some ways this would be attractive for both the provider and I? How can I 1) pay the turnkey, 2) where to put the money for draws, 3) keep the equity difference after appraisal?

@Bryan Vukelich I have a work friend that is from there and has a couple properties there. I also have a niece that attends BYU-Idaho. I am from Arizona and that market is out of my price range, so I started looking in IF. So far all the numbers look good with positive growth.

Thanks for all the comments, I enjoyed learning from them. Idaho Falls is a market that I have been looking at for the past six months. Like you Bryan, I have been holding and waiting to see what happens with this virus. @Michael Wallimann, Alexandra Scanlon is another great agent in the Boise area. @Bryan Vukelich that property you listed here sounds wonderful. Continued success.

Thank you for your comments. I am an active duty Marine stationed in California and I have been looking at the IF, Blackfoot area for almost six months now. I love the area and the real estate numbers look great. Are you guys apart of any REI virtual meetups? I would love to grow some investing relationships in the area.
