@Scott Ball I am active duty stationed at Camp Pendleton. I've been investing since 2018. Like you I have done SFR, LP, MF, private lending, flips. Like @Erik Browning stated, the military organization we are apart of is amazing. Happy to help with my network in anyway you need.

Fantastic start @Kyle Press keep it going! The LLC discussion is long and both camps have valid points. If you want to continue to expand an LLC is the next course. Some of the benefits I have enjoyed while setting up my LLC: portion of vacation written off while I look at real estate, mileage, maintenance, cell phone, admin (comp, paper, etc.), business credit. I am active duty and invest out of state. Keep utilizing the VA loan. Manage your allocation limit. You can have more than one VA loan out. Go to meet ups or start your own. Keep putting that energy out in the universe to attract it back. Keep educating yourself. Happy to discuss and help!

 What a great group of questions. Here is my update two years later. This property is under contract to sell. It was still cashflowing until this year. We have put approx $16k into the home. Which wiped out the last two years of profits. We still made cashflow each month. The PM is horrible, grown too fast, and has incompetent people working there. They have lost focus on the owner, especially out of state investors. I am selling other properties in the area as well.

@Nathaniel K. I am an OOS investor as well. I am active duty stationed in SoCal and invest in the midwest. I invest in Clveland and Milwaukee. Both are great markets with solid section 8 teants and programs. I echo the previous comments of have the 'core four' with solid respective communication between you all. As an OOS investor I cant stress enough how the relationship is so crucial to success.

 I recommend you read this article on OOS investing. It explains the importance of creating your core four. You will need to get a local, rockstar Realtor, contractor, lender, and property manager.

Danny, have you looked into using the VA loan to house hack before deployment? The VA loan allows a primary residence up to 4 units. Def look at. Happy to assist
