Thank you to all who posted and given their version of property classes. As much as I want to drive around I am an out of state investor looking at buy and hold MF. Now, I would not buy a property unless I have eyes on. I know that I have to rely heavily on a solid property management company to not only maintain but to help find me deals as our relationship grows. Thanks again to everyone's contributions and comments.

I am reading a lot about property classes and how, who, and where are they determined? What data source determines the property class? Is is subjective by real estate agents? Is it as simple as driving around and figuring it out?

1.89 acres of raw land, all utilities have already been installed. I am looking to gain knowledge and insight to better understand the financial and physical duties to make a 22-25 apartment unit a success.

How does the real estate community determine the letter value of property (A, C, etc)?
