In JScott's book he references a $35/sq ft for a full gut rehab in his market.  Now he's not working in Southern MA either.  When we rehabed our home in in Long Island (down to the studs) on 1200 sq ft with new electrical, furnace, kitchen, master bath, hardwood floors, etc. it worked out to approx. $57/sq ft.  So your milage may vary!

A couple of posts down into the thread an insurance agent refers to a flipper/rehabber policy offered by NREI designed for this.  I haven't had the opportunity to reach out to Jason yet to get more specifics but it sounds like it might be exactly what your guy is looking for.  In doing a Google search of BiggerPockets.com it looks like there are a few other threads regarding NREI and their policies, so you might want to check those out as well

You are going to have to check the codes for your area and the manufacturer specifications of the specific range you are looking at but most modern ranges (gas or electric) can typically be installed without a vented hood.   This assumes a few things like there is a decent ventilation (window nearby) and a wooden cabinet isn't installed obscenely close to the cooktop, etc.  But with a little research you should be able to easily replace that range for way less than $2500 and w/o a vented hood.

1st let me apologize for not even attempting to answer your question - I have no experience with homesearch.com!

But I am curious about your experience.  Did you actually place a winning big that was above the reserve price or was yours the highest bid and they contacted you and it went from there?  It looks like from reading their terms that it isn't a typical auction.  Basically, if you win you put down earnest money and move forward with a fairly normal closing minus an inspection contingency.  Although it does look like that there might be a small window to inspect unoccupied properties.  Just curious...thanks!

Obviously take this with a grain of salt (or liquor or whatever) but you can build, or re-build, at LOT of house for $175K.  It's kind of tough to say without knowing the specifics of the entire rehab you were looking at and what sold/listed comparables are carrying but to this armchair quarterback that sounds kinda high.

With that being said...what @Mike Hurney said is right.  And best of luck on the next one!!

I get the purpose of LinkedIn for individuals like RE Agents, Mortgage Brokers, Contractors (to some degree) but do the rest of you REI "full-timers" use LinkedIn? Or is it really just another box to get checked?

I'm just questioning whether or not it's worth the couple of hours to roll over my old LinkedIn profile to something RE focused and start the networking there as well...

With all due respect, I would not approach this in exactly the way that @Keith Bloemendaal has suggested.  There is a mounting pile of evidence / research that "paying" for likes on FB doesn't work.  In fact, some of the research shows that it even further dilutes your message and reach.  Others are even questioning the value of paid FB advertisements but I'm sure there are PPC guys here that can answer that better.  

The one suggestion on Keith's list that I do like and as @Chris Kelso pointed out is to post RELEVANT material frequently.  If your content is attractive to others, they will "like" and "share" it and your FB audience will grow organically.
