@Jeff L. - there is no need for a physical fax machine these days.  There are a variety of apps and/or services that you can use to eliminate that machine.  A multi-purpose printer/scanner will handle the bulk of the work on your side.  Services like eFax or Grasshopper (there are many others out there) will allow you to send receive faxes without the need for the physical machine.

The only piece of 80's technology I wish I still had was my Pontiac Fiero.  Let the hating being!

Thanks @David P.  !  We are heading to Northwest Florida (the panhandle) here in a few weeks.  We're waiting on our rental house to be ready but we should be down there by the 1st or 2nd week of March.

I am a Colorado guy (graduated from UNC in Greeley) but temporarily located in Charlotte for the time being.  Who knows...if I can't find anybody to help out down here for a few weeks I'll hit you up and come help you out for a bit.  I'm sure the folks wouldn't mind putting up with me for a bit :)

@Maciej Michalak - I'm with you man...heading to Florida whether they want us or not! :)  I'm in Charlotte, NC right now staring at the snow on the ground.  

Anyway, to answer one of your questions - you are in luck.  Florida has mutual recognition agreements with 8 states for real estate licensing - one of them happens to be Illinois.

@Joel Owens - if you can find a business that is selling for a 1.4x multiple of NET profit then jump on it.  If you don't want to jump on it please send it my way.   Just like real estate there are good deals out there - you just have to find them and maybe this is one.   

So either this is a smokin' deal or you're not getting the whole story from the seller.

@Donald Hendricks - that really sucks that you've been run through the ringer with this contractor!  Not that it's any consolation but the feedback from the others in the thread here was spot on (cut your loses and move on) and it just serves to solidify that rarely, if ever, will a zebra change it's stripes.  

Your $3K lesson has solidified for me the need to be able to move on quickly should a contractor not meet expectations.  Doubtful it makes you feel any better but it is helpful to those of us that are new to the business.  And frankly, if Lifestyles Unlimited won't work with you to correct the situation from one of "their" contractors then we can all learn from that as well.

We're in the process of moving down to FL and are hanging with the in laws for a few weeks before we head south.  I just wrapped up my full-time job and have plenty of free time for the next few weeks.

I can swing a hammer (although I prefer a finish or framing nailer!), can help with working up rehab estimates, creating SOWs, running financials to evaluate deals, really what ever you need.

As long as you're willing to let me ask you a million questions while we're underway I can give you a few weeks of free help.

Post: Hypothetical: tenant paying a years lease with good credit?

Why would accepting a full years rent in advance be an issue?  My wife and I are in a similar situation (I've just left my job) and would like to rent a place for a year in a new town so we have a chance to figure out what parts of town we like before buying/building.  I'd rather just write one check now and be done with it for 12 months (plus we're hoping it will help us slide into a place that a number of other people are interested in).  I must be missing something here - this seems like a no brainer to me.

@Stephan Haas - I'm with you my man - 2015 will be our year!  My sentiment would lean more towards "Grind hard and invest wisely until you make it" but I do understand your point :)
