Check out Smartsheet and Asana (especially if you have a team).  I've used both in my previous life for day-in-day-out PM duties.   Both have desktop, web and mobile tools so you can use them anywhere.

Smartsheet is a more classic tool (think MS Excel but with some powerful overlays and template tools that allow you to build project plans) that would be great for sharing project plans with contractors, etc.

Asana is more of a workflow management tool (define step 1, 2, 3....10, assign the steps to individual team members and when they complete a specific task it's forwarded onto the next responsible person in the list) but could be useful for managing certain types of projects.

It's a massive (but informative) read by Wendell De Guzman about his business.  I seem to recall him having a very high tech way of dealing with this particular problem.  I wish I could point you to the exact spot in the thread where he refers to it but if you skim back through his post(s) you'll find it.

Google Voice with a local number is another easy option....

Curious if anyone as recommendations for a Florida RE attorney? Specifically, I'm looking for somebody with experience in entity setup/creation (I have a slightly complicated financing situation that will need to be managed to fund my REI business). Attorneys in the panhandle would be preferred but really anybody in FL with this experience would work.

Thanks @William Allen !  Just got back from your area today - spent a few days down there checking out some areas to potentially settle in.  Really enjoyed a couple of spots - now we need to see if we can find a rental for a while to keep the wife happy :)

@JPaul Mills - I sent you a PM. I'll be hitting you up for sure. I also have the P.I.G group on the top of the list as one of the first stops. Are there any other REIA's in the area? Google turns up the Gulf Coast Real Estate Investor's Association but from the website it's hard to say if anything is happening.

Hi @Matthew K. - the new guy here myself, so it's nice to meet you.  I totally feel you on making a better life for the family.  My wife and I are having our first little one in June and I just couldn't see myself with the hour commute into NYC, 9-10 hours at the office and the hour commute back home any longer. 

Here's to an amazing 2015 for us (and the rest of BP)!!

Hello all! I'm Travis and excited to be joining you here on BiggerPockets.com. This is my first "official" jump into the REI business and I'm really looking forward to what the future holds.

I've spent the last 15+ years working working the Educational Publishing world and I've finally scratched and clawed my way out of that business and I'm looking forward to this next chapter. Fortunately, we've been able to stash away a nice amount of capital to get started and the deal I worked out while leaving is going to pay me for the rest of the year while we dive into REI full-time. Trust me, I'm extremely thankful for this (kudos to those of you that work full-time jobs and wrestle with this on the side) and I'm looking to capitalize on it while I can.

As for my REI and BP goals - we are looking to initially start with Fix & Flip properties (we've got cash to buy properties for all you agents and wholesalers out there!), some niche rentals and eventually would like to dive into long-term cash-flow rentals plus some hard/private money lending. On BP we are looking to network, connect and absorb the world of REI through your eyes and collective experience! We've got a ways to go in terms of getting our REI business setup and hopefully in the 30 days we'll have all the pieces in place to start pulling trigger.

We basically need to build our entire "team" so if you are a wholesaler, agent, attorney, GC, you name it in the Florida Panhandle feel free to hit me up and let's connect!  I'm really looking forward to meeting you all.

And one final note - the reason I said "Florida Panhandle (kind of)" is because we are still in the process of moving down to Florida.  We sold our home on Long Island right before Thanksgiving and with wrapping up work and the holidays we are temporarily housed in Charlotte, NC.  So if any of you have suggestions for nice, smaller communities in the Panhandle please let us know.  We are all ears and are looking for a great place to setup shop and become a part of the community.

Enough for now and I'm looking forward to working with you and "borrowing" from this great community.  Hopefully I'll be able to give back 10% of what I've already consumed from here - it's a great place and so much valuable information!

Don't.  Run as fast and as far as possible!

And I'm only half kidding.... what @Trevor Ewen mentioned above is spot on.  Having just sold our house on the south shore of LI I can tell you first hand that $16K/yr in taxes on a single family home is absolutely nothing to look forward to.

I completely understand if you have friends and family in the area but in terms of finding a location for your personal/business (RE or anything else) future I would look elsewhere.
