@Dan D. - our last house was older and had a few broken windows when we bought the place.  It took me FOREVER to try to find somebody that would come out and replace them (it's Long Island - so that probably counts for something here).  Literally every glass/window company we called was only interested in replacing the entire window and every other window in our house.  Finally I started calling individuals and companies marketed specifically as "Glaziers" and after a couple of calls finally got somebody out to the house to individually replace the window panes.  Best of Luck!

I can't say I know anything about tiny houses, other than they are small, but given all the available space in CO and the preponderance of libertarian hippies there I would think CO would be prime for a tiny house onslaught?

I'm a native Coloradan and spent 35 years there so I can call them hippies if I want :)

The structural engineer / foundation inspection is the way to go.  We needed a foundation inspection on our first private home and we found a company that not only provided the inspection, detailed report, etc - but also provided a written estimate of the cost to fix the problem.  

Some folks might not like that approach (you obviously don't want the engineer making out the problem to bigger than it really is with the hope they get paid more to fix it) but this may be a quick way to get an idea of how big of problem you are really facing.  Hopefully it turns out to be nothing at all and your inspection just paid for peace of mind.  Good Luck!

The part about requiring you post the formation in the newspapers is a freakin' racket - IMHO.  "New York State - We're Open for Business".  I'm calling bull****!  Whatever the exact opposite word for "friendly" is...that's what NY is for businesses.  But I digress.

If I remember correctly you have to run ads according to the list maintained by your county.  It's something like one statewide, one regional and local.  The only local option for Nassau county was Newsday and it was literally $500 to run the three ads.  The other two papers were more affordable.  I eventually ended up using a service that wrote, ran and sent me the proof the ads were run and the requirement was completed.  It might actually be cheaper to file the paperwork to register as a foreign entity doing work in NY if you are actually in PA but you'd have to look into it.

Sorry - not completely following the story here.  When you say basement are you referring to the living space below grade/ground?  Or the first floor?  Is the basement poured/concrete? Or is it some type of walk-out?

With some more details I bet the pros here could better weigh in.

@William Allen - the wife really loved the Crystal Beach area in Destin and Seaside. I literally had to drag her out of Seaside. I liked Seaside as well but it's in the middle of nowhere and I'm not even sure we could find a year rental there and I don't have a cool $2M to drop on a place there so it's probably out. I think we are going to try to find a spot in Crystal Beach. We've got a couple of leads on rentals there but she would like go be closer to the beach than the couple we've found so she's making calls now. It's a little further from the areas where I think we'll see REI opportunities but if the wife is happy life will be manageable :)

I've used Ikea cabinets for many personal home rehab projects.  If you run into issues with having your GC put Ikea cabinets together you might need a new GC. 

They may whine about the quality, aesthetics, you name it - but if they can follow some simple instructions assembling and installing them is a snap.
