I'd 2nd @William Allen  's thoughts.  WordPress is an excellent, fairly easy to use CMS (content management system) and there are several sites like GoDaddy that offer next to nothing hosting for managed WP sites if you purchase your domain through them.  And as Bill said, there are numerous real estate specific themes you can apply to your site and be showcasing your properties in no time.

@Todd C. - keep the update posts coming (if you can) - these are by far my favorite types of BP threads!  Anyway, but of luck with that deal and I'm sure if you stay on top of it and manage both sides there will be some money to be made there.

@Kent Verge - see above...SmartSheet will let you build full-on project plans. Not as fancy as MS Project (won't do great costing somea few other things) but for your everyday project plan it works great.

YES - FULL STOP

In all seriousness, if you are going to be in this for the long term with your wife, partner, husband, whatever you both have to be on the same page about a venture of this nature.  You're not talking about a hobby like flying model airplanes or something where the consequences of your actions and her opposition/indifference maybe lead to a couple hours of the silent treatment.  You're talking about actions that can impact putting food on the table and a roof over your head - or not.

As the other's have said - you need two need to get on the same about this.  Otherwise, buy a place that has some room for your buddies because you could be needing a roommate or two sometime soon.

This is a really great question - would love to see what the folks here say. I've got my REI money just sitting in a savings account earning some microscopic amount of interest.

What's the potential reward? Assuming you're out of pocket $300/mo (not to mention the HOA fee's and any large expenses, insurance, vacancy) if my math is right your "potential" reward will have cost you ($300 * 12 months * 12 years) about $45K.

Sure maybe you slowly inch up rents, drop PMI but just looking at the math it would seem to make more sense to cut bait - I'm not sure I get it.

@Todd Rigden - we were just in Punta Gorda this weekend.  What a beautiful town and place!!  The wife and I were seriously considering moving there but we didn't see one person under the age of 60 the entire weekend (no offense old folks!).  Anyway, beautiful town and freakin' amazing weather - I'm jealous.  Best of luck!
