Hi @Brittany Mainiero, there are several of us in the WIN group (Winnebago Investor Network) that use the BRRRR strategy.

The higher cash flow areas of Rockford are tougher to manage and have little appreciation. Most in our group invest in NE Rockford, Loves Park, and Machesney Park. It is tougher to find good deals in these areas but the demand for rentals is high.

The WIN group meets on the first Monday of the month but this month it will be 9/9 because of the holiday. We discuss different topics over dinner at Sams Ristorante on E Riverside in Rockford starting at 6pm. It would be great to have you and your husband visit.

Hi @Charles Esposito, it’s good to have more BP members from Rockford.  I would also suggest checking out the free guides here on BP. 

How much is your time worth?  If you have someone that will get the leads for low cost per lead then save your time for more important tasks.  If you are buying the list, they will be selling it to others so expect competition.

Sounds like a good strategy to me.  Build, Rent, Refinance, and Roll (one less R without the rehab). Depending on the location, I would consider 3 bedroom homes as the demand might be higher leading to higher rent as well.  

Here are a few questions for clarification: how many square feet per home? would each need its own well and septic (if so, is that included in the cost)? what are you getting for leasing the lots? is there a higher ROI on the homes after factoring future repairs and capex (I have heard leasing mobile home lots is low maintenance with a good cash flow).

How about: "I wanted to reach out to you before listing to the public so you have first chance to purchase the adjacent land."

Or you could put a for sale sign in the front and see if they contact you.
