Where: SAM'S Ristorante, Pizzeria, & Banquet Hall located at 6075 E Riverside Blvd, Rockford, IL 61114.

What: A simple dinner networking event with motivated local real estate investors that are taking action and making a difference in their life and community.     Sounds like a good deal Garrett.  

    So are you looking for financing that doesn't require the 6 month seasoning?  is there a mortgage on it now or did you buy in cash?

    If you buy a foreclosure from HUD you might be able to do a 203k loan which includes rehab costs. Next, check your local banks and credit unions for a rehab loan.  Not many have rehab programs so you may need to make a lot of calls.  Your next option would be hard money loan.

    Alex,  it is really a personal decision.  If you have more time than money, then the longer commute may make sense right now.  Just make sure you use the commute time to work on self-development and not entertainment.  If you don't have much time, then make as much income as possible to invest passively.  I hope that helps.

    Peter,

    I know several investors that use cozy.com.  It looks like screening is about the same ($40) but you can also use it to market your unit and collect rent.  Just another option for you.
