The 4.52% is not high but it would be a difference of about $500 in the monthly payment. If your 100k cash is making a menial 1% at a bank, the interest savings helps your investment.

However, if it is all your cash savings, I would suggest holding on to most if not all.  You never know when that "can't pass up" deal comes along where you need the cash.

We have and manage a mix of SFH's and plexes. Our turnover has been minimal and quick to fill. Tenant screening is critical as there are a lot of inquiries from people that do not qualify.

Rents, as well as home prices, have been increasing steadily for the last few years. This month has been crazy as there were about 500 homes flooded in MP and Roscoe. Many of those homes were rentals removing supply from the market, at least temporarily. 

I invest in NE Rockford and Loves Park and am part of a couple of investor groups that are finding deals. The prices are decent and rents have been increasing but make sure you account for the high tax rate. The listed inventory has been low for years causing homes to just recently appreciated above 2007 prices.

    If there is no written lease, Illinois considers it a month to month tenancy and requires 30 days notice. I would suggest that you make the purchase of the property contingent on the trashed unit being vacant. Once you renovate and fill it at market rent you can move on to others.
