One transaction, one building to maintain, 15 doors at one location to manage. Basically scale. 

We have 1 STR in Loves Park. It has done well over the past few years. The first couple months of the year has typically been a little slower.
So far no license is required but you do need to register rentals in Rockford. Unfortunately, Loves Park has just changed hotel definition to include STR in attempt to eliminate STR. I’ve heard Rockford may be looking at the same but that’s just a rumor. 
If you do buy for STR, make sure it will still cash flow as a LTR.

Hi Thomas,

The free guides here on BP is a great place to start.

When you find something that looks like a good deal run it through the calculator or another analyzer you find, there are lots of free ones out there if you search.

Don’t get discouraged, you can learn it.

I am still learning the area myself but my understanding is that Church Hill is a very stable and popular area for retirees.

@Brad Richards I am not sure I understand your question completely. Are you asking how much equity you would have in the example (equity = appraisal value - loan value = $10,000) or are you asking how much equity should you try to get in an owner financed deal (as much as possible)?

I wouldn’t say better, but more detailed. Trulia gives a good overall picture by neighborhood but the crimemapping gives specifics including type of crime and vicinity to the house(s) you are buying (or own).
