@Vu Truong   We also do not market until the unit is rent ready.   This can have different definitions.   Is this a high end house or low rent?  The side walk could be a safety issue?   Screens may be required by local inspections depending on what is required in your market. 

My experience is that prospective tenants do not believe your are going to fix items you say will be repaired prior to move in because bad landlords have burned them too many times.

@Nona Boyle Above comments are correct. To sum it up you can buy/sell/manage your own stuff in or out of an LLC. To do these things for anyone else you have to have license. The LLC does not circumvent the need for licensure.

@Peri Eryigit  Most of the above is spot on.   The leasing fees should include all showings.    I have been at this 20 years as a PM and have never heard of that up charge!  

I will disagree with the comments that leasing fees do not line up the owner interest and the Pm interest. Vacancy and leasing are just part of the cycle of SFR. You are always going to have turnover. I hope just like you the owner, that they never turnover. However, they will and you want your PM to be good at leasing as well as management.

@Austin Wang Really depends on how many properties you are talking about.   Under 10 one of the smaller free options might work.   Over 10 you really should move to a more professional platform like Rentvine, Buildium or Appfolio.  Of course those will cost money but should save a lot of time!

@Kristoffer Bergen   I have to agree with @Nathan Gesner.  Be very clear with the new PM in what you are expecting and what the shortcomings have been with the current PM.   If you are not clear you may find out they do it the same way!  Self management is always and option but much more difficult if you do not live in the market.

@Justin Walters Having been in PM for over 20 years the contract is the most important thing!   It spells out what to expect from the PM and what they expect from you.   Crystal clear conversation up front is vital.   A simple 2 page contract is a disservice to you and the PM.   It would be like having a one page lease to avoid having in depth convo with a tenant.   If you don't meet what we are looking for as a property manager the relationship will not work either.   The interview goes both ways.   Best to have everything on the table at the beginning than find out later.

@Carmella Lombardi   Happy to talk and see what you are looking for.   There are a lot of PM companies out there.   As @Drew Sygit has noted they are not all created equal.   As all the questions and those are not just about price.  What service do they provide that will make your life and investment goals easier.

@Michelle Elsaid. Try contacting Rentvine or Buildium. You need a professional software. Professional does not mean free :). Spend a few dollars and get a real solution. Neither of these will break the bank
