This is very common in the industry.   Many PM's include renters insurance or at a minimum tenant liability insurance in the benefits package.   This is the biggest advantage to the owner.   It adds some extra protection for you the owner due to tenant negligence or stupidity.   The problem I am seeing is that many PM's are taking a shortcut and not including the insurance.

"'I'm sorry your honor.  The former tenant seemed like a nice guy.   Who knew he was a rapist or child molester?   I wanted to save $100"   When you think about who might have a key or what you really don't know it sounds kind of crazy when you say it out loud.

@Joseph D Chapman If you want to sell the house just get her out.  Worry about the last month rent later.

@Jonathan Diaz   In Tx you need a RE license to manage for others.   If you are asking can you manage 2 homes of your own by yourself the answer is probably yes.  Can you manage for someone else is a totally different issue.

The answer is different for every state.  What does you state landlord tenant law allow and what does you lease say?

@Jeyo Punnakottil 3-5% is always reasonable.   Some say not to raise rents if the tenant is good and paying on time.   Thats a rookie mistake.   Always increase a reasonable amount.   Your insurance is not keeping your rates the same because you pay on time.   They go up every year as well.

@Mark Bosworth We call them the Cheapo Depot blinds.   The least expensive blinds at Home Depot.  They get destroyed and are replaced easily and very inexpensive at turn over.   Blinds keep them from hanging sheets.
