@Chris Geer. What does the management contract say. There is usually a threshold that require contacting owner. Otherwise make the the repair and they see it on their statement. Ours is$500 or more we call the owner. Why have a pm if the pm calls you for every little thing?

I would agree with @Drew Sygit.  Do some research or get some bids on your own.   Here is the problem the PM has.... Use their crew with total control of the work flow and the speed at which it gets done.   Get 3 quotes for every owner, take longer and piss off every vendor  in town because they are running around getting quotes all day.   It is a fine line and often their in house crew can get it done before you even have quotes back from the other vendors.

@Solome Ejigu Maybe the low rents are why it is such a good deal.... Current owner is stuck with that rent as well.    The question is how long do you want to hold it and are you willing to ride it out until you can raise it or get the current tenants out.

Treat it just like any other non payment of rent.   Follow your process or providing notice and beginning the eviction process.   Let them know you are serious.

@Carmel Duffy We start our process 60 days out.   They are sent a renewal offer with the new rent amount.   If they have not signed within 30 days of lease ending they receive a non renewal notice.

@Alana Reynolds  Send it to collections and forget about it.   If they happen to get some it back for you that is bonus.   You are going to have a hard time chasing it down.
