@James Mcsweeney   Why not let them market direct to their investors first.    We do this all the time.   Win/Win.   You pay 3% instead of typical 6% bc no other agent is involved.   Tenant does not have to move-which always means some rehab cost to you and PM gets to retain management.   Seamless transaction compared to what it can be.   Good luck

@Wendy S. I think you will have a hard time finding a PM that wants to take on a per room type rental. Good PM's succeed with systems. This does not easily fit into the system. To me this means you are looking for someone just starting out that you can coach up as to how you would like it done but that sounds like more work than doing it yourself. Maybe hire a VA to take all your calls, assign work orders make rent reminder calls, collection calls etc. Good luck

@Brian Young   You need to check out NARPM.  National Association of Residential Property Managers.    Go to the upcoming conference in OCT.   Be prepared to take lots of notes!   Good Luck

Potentially troublesome could be the under statement of the day. First time HUD fines range in the amount of $22K!!!. If they have the letter you need to remove the word pet from you mind. It is not longer a pet but and extension of their disability, like it or not. Just like saying no because they need a wheelchair. Settle in for a 15 min read and follow the links below direct to the HUD publications

30 day notice ( or what ever you local laws require) and start your rehab.

Self managing owners never like to hear this because they have likely never heard it before but yes they can have an ESA and add it any time. You cannot add fees or deposits for your ESA. This is a little long but you can read the direct info from HUD here:

@Jordan L.   The reason you have the PM is to provide a buffer from the tenant and in this case the neighbors.    Have teh PM do the work and get back with you.

@Nathan Faselt   I think you are asking the right questions.   We have done only self showings for the past 7 years.   Great success and Vacancy rate hovers around 2% on 1000 doors.   You will always have some vacancy so I am ok with this number.  The savings is through the roof.  Allows us to keep our cost low for our 3rd party owners as well.  Never have a problem with theft or squatters.   We use Tenant Turner for this and love the software.  They upload info including their drivers license to get a one time code.  Glad we had this in place prior to Covid.   We never skipped a beat

Not sure about the liability but the problem is the Realtor thinks the PM is their resource and is constantly asking them to do their job but they still want all the commission.  My guess is that is the issue more than the PM wanting the commission

Check out the NARPM website and you will find some good PMs in Nashville.   

If you do it your self I would get on a good software platform   There are several.    The most basic and affordable of the professional products is likely Buildium.   There are others who pay to advertise here as well.   You want one with built in apps and leasing to make it easy
