@Kristina Nutt $300-500 dollars is the norm. If you have a PM you need to trust them to take care of the small stuff and consult you on the big stuff

Check with your insurance company.   This will be a problem with them for sure.

@Dartavious Glass  what does the lease say.   Should it have been collected?  IF the lease says there is a deposit require the current owner to get the deposit or make it whole from his monies.   You don't want to argue with the tenant at move out when he says he did pay it.

@Patrick Thomas Dickinson  In this market I just think that is too much time.   If they are there and ready to look you have to strike while the iron is hot.   They are not going to wait for you to get a list and fly to town.    They will simply move on.  If you want to self manage from a distance it still makes sense to pay someone to show the house even if you have the final say on who gets selected.

@Andrew Glavinic Yeah well I have been doing this for over 20 years and try to stay up on the latest and greatest.   Never heard of Doorloop but I don't do any commercial.   Buildium, Appfolio, Propertyware, Rent Manager.   Those are what someone with 100 doors needs.   Not some knock off or smaller program made for a self manager with just a few doors.  I know cost is a factor but think about overall functionality and does it do the 7-10 things you really need?  If so just do it.  It will make your like easier and it is hard to put a dollar amount on that

Your online app needs to be fillable online, not a download.   If Rentredi cannot do it there are other options out there.

Another of the many reasons you should not set yourself up to ever have to collect rent in person.
