@Mellisa A Lantaya - Pay close attention to every part of the building. You need to make sure to know how much in capital improvements you're going to need to make to the building. You don't want to discover after the fact that you need to add more insulation, new gutters, remove concrete slabs, add new porch cap, etc. Great job analyzing deals! 

Keep taking action and results will follow!

@Rachel H. - if you become a BP Pro I believe you gain access to the forms and there would be one in there if I'm not mistaken. Definitely make sure you have the correct legal language for your state though.

May even want to get an environmental assessment completed on the property. Not sure if the proper is comm or res as that wasn't mentioned. Assuming it's comm

Scott's program is very good. There is a lot of great information. But here's the deal - it doesn't matter how good the program is if you don't take action on it. Go to the class with the intent to take action! Scott and his team do offer a mentoring program. If you are the type of person that is comfortable gathering information and reaching out to other experts then I would say to not do the mentoring program. But if you want to be lead to water then the mentoring might be for you.

I purchased Scott's course Memorial Day weekend 2017 and attended a class in September (which is part of the course purchase price). Well worth the money in my opinion. I have a facility under contract set to close early 2018. 

Don't let this be the course that you purchase and let sit on your shelf - you'll regret it.

@Chad Lamb - You need to get an independent agent for this one. They will have access to companies that will insure homes that are under renovation. Let me know what area you are in and I can recommend a few.

@David Cook - Morning David! Listen - there are so many different ways to make money in REI. We need to first find out what your goals are from real estate and work backwards from there and come up with the 2, or 3 most viable options for your goals. With that - What are your goals from real estate investing??

@Lou Ruggieri - Holt has tons of duplexes. Most of them are smaller 2/1 though. I have a house hack duplex in Lansing right on the Lansing/East Lansing border in the Forest View neighborhood. There are a few duplexes currently listed here.

@Eli Chinchilla - Try and find a duplex. Given your limited capital you may need to seller finance a deal.
