@Mark Byrge - Awesome! The platform we went with actually doesn't have a call center yet (they will be getting one). I definitely think once we have another facility that we will move to finding one though. I looked into easy self storage, but preferred the platform of the one we went with. They were my second choice though!

@Alek Truitt - Thank you for your service my friend. We wouldn't be having this conversation without the freedom we're allowed.

Like @Jonathan White said - maybe you can get a 2-4 unit with your VA loan and have your wife move into one of the units so that you meet the occupancy requirement. If she doesn't want to manage it you hire a PM company maybe until you get back.

@Mark Byrge - I'm having a new system installed on my facility that is web based. We are having it done in about a week. PM me and I can let you know how I like it and give you the company I used.

@Jon L. - Check out point central - they have a pretty cool set-up. https://www.pointcentral.com

Note that I am in no way affiliated with them, nor do I receive a commission. They just have a unique product offering.

Arlo wireless cameras may be a good option too on a smaller building like that.

@Chris Ghemm - A good accountant is an absolute must. Please treat this like a business and not a hobby by using Turbo Tax again.

My accountant costs me about $1,000. This includes tax filing for this yea and next and a few tax planning sessions throughout the year.

@Dan Farkas - Nice job Dan! Wyoming is a good spot. I'm glad you decided to get yourself a property. Most real estate agents won't do that even though they have huge opportunity. How do the numbers look on the place?

@Mike Bagden - Seems like a good time to take the profits. Maybe you rarely that into doing a live-in flip. Then you can also invest some of that money into another deal as well. But as @Grant Rothenburger said, What do you see yourself doing in REI?
