Hey guys!

I have an opportunity to partner with a land owner on a development. I'm curious as to what the proper way to structure this type of deal is. Who gets what equity, who pays for what, etc. 

Appreciate the insight!

@Account Closed - Do you know what avenue in real estate you would like to do? What learning have you completed on your own? 

Figure out what niche you want to try and/or are interested in and find someone who is doing it at a high level and find out if they are hiring at all. If they aren't offer to do work for FREE! This will give you the opportunity to learn up close and accelerate your attainment of knowledge.

Also - don't type or think this again -  "but I don't really have a whole lot going for me right now". You are the words/thoughts you think and write. Instead you could be energized and motivated to become a kicka%@ real estate investor! Gotta have yourself in the right state to accomplish big things bud!

@Andrew Beaver - My wife and I did a very targeted mail campaign for our house hack. Drive around the neighborhoods that you are comfortable living in. Then find the places that look like they need some love - those are the targets. You are looking for the beat up Chevy in the lot of Cadillacs! 

From there write personalized Thank You cards to those owners. We sent out only 22 of these and had 75% of the people contact us.

 No doubt that added to my credit score plunge as well. Since mine were rewards credit cards I hit them all very hard to quickly reach the "minimum spend" requirements for the added rewards perks. I was never late with any payments and paid them all back down quickly but maxing each card out within days of receiving it probably didn't help matters any.

 I hear ya! I love the good rewards cards too. I've actually settled on one that I really like finally. It is tempting to get more though and use those free points. A lot of them transfer to the same airlines and hotels.

Also, your score isn't only affected by keeping below a 30% utilization rate overall for all your credit cards. It's also affected by each individual credit card's utilization rate. It's best to keep everything below 30% for the best score.

Don't see how adding a Nest - with voice capabilities, Schlage keyless deadbolt, and maybe even a few outlets with USB ports would hurt. You can market it as a smart apartment and possibly get higher rents. 

My wife's parents just completed a three unit in a transitional neighborhood and are getting higher rents and younger tenants.
