Hi,

We only own one investment property at the moment. Its a triplex in the town I grew up in.  I understand great property management is an advantage to be succesful in real estate. I know I am not a great property manager. We really want to hire a property management company. For some reason I cant get past handing over the reins.

Is it because I dont trust people?

Am I a control freak?

Can BP give me advise on what a good property manager does? How will a good property manager help us with our property and future properties? How can I get past  the thought of not being in control?

What kind of questions should we ask?

When we bought our house. We had to go to the section 8 office. Show them all our paperwork to prove we bought it. We also gave them our bank account information so they can deposit rent payments monthly. It was painless

I plan on sending out DMs as well. Once a owner calls me back. What type of questions should we ask? How would we know if its a good deal. I saw a post of someone locking in a LOI within 72 hours? Sounds to me like they're locking in any price the negotiating from there?
