Nice Cash Flowing SFR; Above 8% Cap Rate; Priced below Appraisal

Hi All,

I have a solid SFR in East Haven, CT that's been rented for over two years and my tenant is moving 3/1/17 to buy a home. I moved to Texas last year from CT so want to sell East Haven to buy a duplex where I now live. It's approximately an 8% cap rate at a $135K selling price. It was appraised last year at $150K. It's a nice quiet location with deeded private beach rights but not right on the water. Solid home not a cottage convert with a brand a new Bosch tankless heat and hot water system last year.
