depends on how involved you want to be. I have clients who provide the design, layout and materials and I provide labor. I also have customers who want my help for design, materials purchase and to act as a gc. The more I'm involved the more I have to charge. The more work you put in the less the contractor does. A good contractor is a wealth of information and business / vendor connections that can save you a lot of money. A bad contractor will take forever, cost you holding costs, and spend too much. 

Rentals should be faster and less money to finish. Flips typically require an entire overhaul that take longer and cost more money to do. One of my best clients has a combination of both, works well for them.

I usually just expect a fully documented payment, that's just typical business. I've built in the taxes and insurance cost into my price. Now joe from craigslist is not insured, does not plan to report that income, so therefore is cheaper than me. There's ppl that hire me, and there's ppl that hire joe.

A few hundred bucks here and there is not gonna kill you if you don't 1099 for it. You don't deduct the $100 cash cleaning item and eat it, or you pay $150 for same cleaning and 1099 to deduct it. Either way it costs you, now or later.

the guy who does all my designing for kitchens n baths sells all sorts of tile, I'll pm you his info. I've used Best Tile and Tile Wholesalers of Rochester too before. What are you working on?

I have a couple customers who do a balanced combination of rentals and flips, it seams to be working well for them.

try Angie's list. Referrals are always good too. Give a deposit, pay in draws not all upfront. Ask for references and work examples. To get someone good and reliable it'll cost you more than what you typically find on craigslist, you get what you pay for.

I have a  couple clients that recently started investing here in Rochester and it has worked out good for them for rentals and flipping.
