Property Management reccomendations

Hi, I currently have 2 rentals in Rochester, NY.  One is a 3 unit, the other is a 2 unit.  I'm looking for any suggestions on local Property Management companies.  So far I have only heard negative comments about most of them.

I've been doing it all myself for the past 3 years, but I'm busy now working on fix & flips and just don't have the time anymore. 

Has anyone had success with using property management for their rentals?
