Hiring a contractor

Hey Guys,

Just collecting data and really trying to decide on what/how I want to conduct my real estate investing business. Buy and hold? Flip? BRRRR?

So my question of the day is, how do you find the right contractor to perform any rehab that you have planned?  Do you let them do the planning or do you set the plan and they just conduct the work? 

Thanks for any advice.

depends on how involved you want to be. I have clients who provide the design, layout and materials and I provide labor. I also have customers who want my help for design, materials purchase and to act as a gc. The more I'm involved the more I have to charge. The more work you put in the less the contractor does. A good contractor is a wealth of information and business / vendor connections that can save you a lot of money. A bad contractor will take forever, cost you holding costs, and spend too much. 

Rentals should be faster and less money to finish. Flips typically require an entire overhaul that take longer and cost more money to do. One of my best clients has a combination of both, works well for them.
