Get at least 3 quotes. A big company will be a lot, a owner-operator contractor will be closer to what you should pay. Also get labor warrantee bc it's easy to create a leak if cutting a hole in the roof and not doing it properly.

I agreee w @Curtis Yoder. The reason he wants more money out of you is because as Curtis said, he knows he'll probably not get the job anyways so might as well get a good chunk now. I don't do an estimate like that for less than 400, more if it's complicated.

I'm in the process of trying to button up a house for an investor that a one man show started. Months past the deadline, missed selling it in springtime, holding costs, and paying me to come in. Small stuff you may be able to get away with one guy, big rehabs you need a good company.

if you ask a knowledgable contractor to give you a detailed estimate for materials + labor and pay him for it that should work. As a contractor I do that sometimes for ppl who want quotes and not necessarily looking to hire me.

A personal residence ppl will spend more money on higher quality materials and labor. Flips and rentals most ppl want shingles up and no leaks, bare minimum. This will result in 2 different prices.

if I know I'll be doing work for you I have no problem looking at houses with you. It's a fairly quick run through with a good ballpark rehab price. Once you find the right house well do the work, it just may take looking at a few.

I'm looking to do work for a new customer who flips houses. We're actually going to see their latest flip so I can get a feel of how they finish their houses and what they're paying to do so. If their expectations don't match with the prices then maybe it's not gonna be a good fit for us to work together. I'd rather learn that now vs half way through the job.
