ok I'm looking for any suggestions or opinions as to if what I'm thinking is even possible but I've been looking for anyway to get funds to purchase my 1st property... now my parents are also looking to  refi and cash out there current home but do to there low credit score it's not really an option right now... so the question. That I have is can my parents add my fiancé to the loan for her credit... then apply for the refi cash out and then I will borrow a portion of that from them to purchase a property... does this sound possible all suggestions will be appreciated

Thanks Mindy, to give you a little bit more background on my situation. The problem that I am having is that my current residence has A significant amount of equity, however with my credit score being in the 500s I am finding it impossible to cash out Refi.. so if I'm not able to use a HML is there any other option you would recommend other than waiting for my score to improve.... so basically I'm asking is there anyway that I can tap into my homes equity with my credit score as is?

hello I'm  located in Georgia and was wondering if anyone could refer me to a good loan broker that I could possibly  Connect me to some hard money lender's.   I am in the process of trying to do a refi  cash out on an owner occupied property...  which I would like to use a portion of the funds to purchase a rental property  and begin implementing the  brrr  strategy any advice would be greatly appreciated thanks in advance BP

I'm having a hard tine finding comps for a property that I put an offer in on... My agent says that nothing has went under contract in the last 180days in the area so how far should I expand my search  I'm trusting my gut since the house sold for almost 100k 5yrs ago and I'm hoping to get it at about 32k with maybe 6k in rehab which is just out of preference updating its really turnkey

just put an offer in on my first potential rental prop. Excited and hoping everything works out I offered 85% of the asking price hopefully that will be enough bc I really want to make this happen... It's a HUD home any tips or suggestions?

I'm thinking of putting an offer in on a home that was listed as a hud home but is now available to investors ...  So my question is basically this is it absurd to consider putting in an offer at 50 to 60% below asking price... It would be a cash offer of course if that makes any difference... Any insight would be welcomed and thanks .

interesting conversation I'm in a similar situation  I have cash to purchase a property but my credit is very bad right now... And  I fear that will not be able to tap into the Hines equity to purchase another property before my credit has improved drastically.... Smh and of course I do not want to wait any longer than I have to before I move on to my next property... Any suggestions are welcomed

@Jay Hinrichs  even with the property owned out right and clear your saying you don't believe I will be able to tap into the Homes equity with poor credit ??

@Jay Hinrichs great info maybe you could give me some insight as well I am in a similar situation I have cash to purchase my first property but my credit is in the trash so to speak.... So what if any options do I have to obtain a HELOC or loan
