Cashout refi question

ok I'm looking for any suggestions or opinions as to if what I'm thinking is even possible but I've been looking for anyway to get funds to purchase my 1st property... now my parents are also looking to  refi and cash out there current home but do to there low credit score it's not really an option right now... so the question. That I have is can my parents add my fiancé to the loan for her credit... then apply for the refi cash out and then I will borrow a portion of that from them to purchase a property... does this sound possible all suggestions will be appreciated
