Hi was wondering g if anyone familiar with Savnnah GA could give me some advice looking for a good general contractor as well as an appraiser since I'm not as familiar with the area.  thanks in advance

how long do I have to wait to tap into the equity of my first rental which I will use to purchase my second property do I have to wait 6mo  bc I would like to be on to my next property within 6mo. thanks in advance

So I've been doing my homework and hate motebi look around it seems like my dollars would be better served by investing in a  market out of town i originally was looking for a buy and hold prop in Augusta or savannah GA but after looking at the Atlanta area I'm wondering if I should focus on that area mainly bc the rents are a little higher for about the same purchase price.. Even less at times so should I play it safe so to speak on my first investment and keep it close to home or take a chance on a bigger city with the help of a property manament team.... I can get a turnkey prop for about 10-15K less in Atlanta with a about a $200 increase in rent  as opposed to the Savannah area ... Thanks in advance for the help

So while I'm in the market i was wondering if there are really any major benefits to being a cash buyer from the buyers perspective . and if so what isma fair % in general to ask below asking price with a cash purchase ? Thanks allmin advance

So I found a great multi fam that was priced about 50% below FMV it's a 4 unit with 3 of the 4 cashflowing already at $600 a unit..... Long story short i take a few days to think it over since it's more like a C- property but has a lot of equity potentially, I call up my agent and he breaks my heart when he tells me it just went under contract less than 24hrs before my call smh.... I seriously doubt I find another deal like that for awhile in the Savannah area
