Finding comps

I'm having a hard tine finding comps for a property that I put an offer in on... My agent says that nothing has went under contract in the last 180days in the area so how far should I expand my search  I'm trusting my gut since the house sold for almost 100k 5yrs ago and I'm hoping to get it at about 32k with maybe 6k in rehab which is just out of preference updating its really turnkey
