Hard money for buy and hold
is anyone aware of any hard money lenders who work with individuals looking to use the buy and hold strategy with longer terms

Hard money lenders are typically turn and burn. Most investors will use hard money to secure the deal quickly then refi to much more conventional terms.
Lendingone.com is who I have used in the past. They do rental loans but they are typically 75% LTV and higher rates than a traditional bank.
Hope that helps.
