Great question Charlie!

I agree with Adrien, be prepared for those questions. He is a seasoned investor with 50 deals under his belt. I'm sure he can use his money to find his own sellers and buyers.   

Combine your resources with him by adding him at the top of your qualified buyers list for when you do run across properties that meet his investment needs.  

Work with multiple realtors in and outside of your area.  Let them know you are a local investor looking to buy homes to fix up and flip.  Provide the agent with your criteria (your cash buyers criteria) and they will send out a daily email hot list to you for FREE.  Before you go out to see your first property with them, you will be asked to sign a Buyers Agreement - Do NOT agree to be completely exclusive with only one agent because it will limit you; only agree to be exclusive to the properties they show you.

Also try bandit signs;  Switch up your marketing - do mailers one month and bandit signs the next month.  Check out some of the other great forums on finding motivated sellers.

Hey there John,

You may need to provide a little more detailed information in your question in order to get a more direct answer. But if I use my psychic abilities, I would imagine you have taken some time to research each property and have calculated your numbers (ARV, holding costs, repairs costs, MAO). If you've already completed your analysis and think you and one of your cash buyers can make money on the deal then you will need to secure the RE Purchase contract with the realtor. After you've secured the RE Purchase contract and your offer has been accepted, you should then immediately contact your cash buyer and provide him/her with the property details. If they like it, then you will need to assign the RE Purchase contract to your end buyer by creating a separate contract between yourself and the cash buyer called "Assignment of Contract". If you look through the wholesaling and assignment of contract forums you will find all the answers that may come up.

Also, when you sign your RE purchase contract you will need to write your name like this: "John Doe and/or assigns" which will give you the right to assign the RE contract to your cash buyer.  Both of these contracts will go through escrow, but it depends how you collect your assignment fee (upfront or at the end of escrow).  Again, look through the forums, contact your local real estate attorney or title company for details.

Congratulations on taking a big step.  There is so much information and tools on this site to help make you successful. I'd suggest read more about making deals and running numbers before calling a prospective buyer.  There are other sites you can use besides Zillow; like realtor.com, redfin.com, local county tax assessors office and many others. But keep up the great work.

Below are a few links on BP of how to find a general contractor but there are ton's in your area.    I just used Google for my area, then used the 14 questions suggested from the BP article.   Hope this helps.  You can find pretty much anything on this site, it's pretty awesome.
