I was wondering if anyone has used programs or been involved with the wholesale models of Vena Jones Cox? I saw her at a REI meeting in Minneapolis and she seemed pretty down to earth and real considering she is sort of a guru. Any insight to her programs, price, any information would be helpful.

September 26/27 a priced properly 2 day event where a newer local larger(but humble) investment professional will be disclosing much of his personal success information on fix/flips, buy/hold, wholesaling, etc. I have known this guy for at least 3 years back when he was just getting started, and he has come a long way. Minnesota people might want to consider going for he has some unique formulas. I saw him last night during his monthly get-together and he was very sharp.

I would be interested in the technology as well. I have dealt with people with property tax issues in the past and they generally have no idea where to turn for help.

I agree with Rex and Tim. Wholesalers only look out for their best interest, generally speaking. The only way there is any margin in them is if there is no cost of money, no realtor fees, etc. You are better off finding the deals yourself.

All of you have great summaries of what real estate investment groups are about; people who run or own them and their guests run it to better themselves by selling overpriced, overused, outdated material directed to the uneducated people who dream of being real estate entrepreneurs. They all have "cutting edge" software and "exclusive, and newly developed" systems that nobody in the whole wide world has knowledge of. They all have the same sales pitch. Does anyone catch that everything in real estate programs have values or cost of: $97, $197, $497, $2,997, etc. Lucky seven I guess. If you listen to most of their webinars, they last 1-2 hours and they could make their pitch in 15 minutes. They all have a "feel-good" story with them to make you feel like you are actually bonding with real people. I could go on forever.
I think your best bet in real estate is slowly start networking with people outside these groups. I believe someone made this point that real estate investment groups are 90 some percent of people who will never do anything and the rest are people are these gurus, unethical contractors, useless merchants that are preying on there next victim. There is some information that is useful in these groups, but it certainly is not worth the price to be a member.

I actually work for Farmers and I live in Minneapolis. I have insured many vacant properties with a number of products we have. Talk to a Farmers agent in your area. Every area is different, but I think they have the same programs down there.
