Erik,

Glad to have you.  I currently am also trying to get back into investing.  I did fix and flips for 3 years and just recently took a break from it.  There is a good seminar coming up in a couple of weeks non-bigger pockets related and smaller group of investors that seem kind of hungry.  Less hype than the gurus.  If you are in twin cities and interested, let me know.

You will need some of your own money to get started regardless of what the hard money lenders tell you, but the good news is even on flips, if you find the right deals, you can get by with little money.  My problem was the inefficient contractors is what cost me the money.  If you wholesale and it is not a bank-owned property, you can just assign it and use little to no money.

Dan,

I used to use a guy called Ken Goey.   It has been about 5 years, but he was good when I used him.  As you get better, you should probably find a good contractor to do your inspections, because they are more creative in fixing problems and you get more insight. An inspector is just giving you an opinion on the state of the property.  Let me know if you need anything or his contact info.

Sam,

There is value in getting a license, however the way a lot of investors do deals I personally think learning from an experienced investor has more value.  If you want to reap the benefits of commission you should get your license.  If time is a problem, I think you will become overwhelmed with the amount of work involved in being an agent, which I think someone else mentioned.  Finding a investor mentor for real estate investing has more value I guess is what I am trying to say.

I may be interested.  I live in the north metro, but investing in the metro is relative, not really that important where it is.  I am currently an insurance agent and have invested in real estate the past 3 years, mostly flips.  I really want to change my format of investing a little bit.  I am taking a little of a break from real estate investing while I get my agency going, but I do want to get back into it again.  It might be worth a conversation.

I am not a student, way past that.  If you are getting a real estate license for the sake of investing, I would not waste your money or put in the time.  When I started investing in real estate my wife was a real estate agent and the only real benefit was she collected commission on the back end of the deal, and sometimes on the front.  I think you will benefit way more by working with someone that has done some deals investing in real estate.
