Post: cost per Sq Ft to rehab in Minneapolis

From my experience, you need to take in consideration the big ticket items before you can ball-park cost per sq feet.  If you need to replace roof, put in a new furnace, update electrical, replace siding,etc the cost per sq foot goes up substantially from a regular cosmetic renovation.

I am in the same place as you.  I just started wholesaling; I have done 10 flips and even built a house, but I would like the walk thru of just one to feel more comfortable and after that I am pretty sure I am ready to go.  That being said, if you find someone to walk you thru a deal, keep me in mind.

I agree with the people that say the contractors are the problem.  I had the same problem in flipping back a few years ago, also in the Minneapolis market.  There are a lot of hacks out there, but you should never have to pay them up front.  I learned the hard way that if that is how they do business, you do not want to use them.  Keep searching the good ones are out there.  You should have a big advantage with your background.  Another thing I would suggest that I ran into trouble with is do not feel like you need to do too much at one time when it comes to projects.  Go at your comfort level for I can tell you from experience that if you start feeling you are in over your head with too much work, not enough capital, and contractors messing around with you, your energy for continuing on a path of real estate investing turns in to complete frustration.  It took me awhile to get over that.

It looks like a lot of those complaints were 4 or 5 years old when he was promoting a real estate investing program.  I am referring specifically to his overages program.  It looks like Rick Dawson actually wrote this overages program.  When I called his office the guy never knew who Rick Dawson is.  It is hard to tell how they are related, but Dawson and Diamond are connected some how.  Rick Dawson now promotes a program called "tax deed Sniper".  Anyways thanks for all your inputs.

Thanks for your input also Jay.  Also, one of the things I was trying to measure is how much money is actually out there in overages and if this is a business is sustainable in the long run.  I do occasional flips and want to start wholesaling in 2017 and know real estate will always be out there in many forms, however measuring the business of overages is harder to determine.

I was wondering if anyone has ever been to a Bob Diamond overage live event or anyone has had any success with his courses?  His claim is he has the largest company working with tax sale overages and knows all of he ins and outs of claiming this money from the government.  In theory it looks good, but I am looking for someone that has actually made money with it.

Can not be sure, but I can attest that Ramsey county is often 6 months behind in their recording so that may be the issue.  I have come across this often when I quote insurance on homes.

Has anyone ever used the programs/courses from Vena Jones Cox? I saw her speak at a REI meeting in Minneapolis about a month ago and she seemed pretty real for a guru. I liked her approach to wholesaling and I am just looking for some insight from someone who has used her stuff.
