Sorry to hear this. Drop this agent and move on. One of the best things I've taken away from the podcasts is don't put any emotions into this. Think of it as a lesson and keep hustling. There are more deals out there.

+1 on staying away from glue down. I've personally installed over 300sqft of it and its a mess. Lowes/Home Depot has click pergo that looks great for around $2sqft. Also I've noticed lately that my local builders supply has lots of pergo for > $1.99 sqft in smaller quantities.

For contractor references I usually find its best to go to your local building supplier and ask who they recommend. For instance my local lumber yard has a set of 10 or so contractors they dole out cards for that they've all been working with for 10+ years.

I'd suggest calling some contractors in your area and explain what you're trying to do and possibly trying to offer a small fee for houses that are not yet under contract in exchange for a estimate. I'd consider this money well spent towards learning estimation costs. I've got a house under contract now and have met various contractors within the past two weeks and explained to them upfront that I didn't have access to the interior and I've yet to have one complaint.

I'm in the midst of closing in on my first deal involving all cash financing. I signed the contract and put up the good faith deposit 2.5 weeks ago on the 16th. The attorneys initially gave the 10th of November as my tentative closing date. Since this is a cash deal I had assumed I'd be able to close much sooner than 4 weeks. I've made it clear to both my agent and attorney I'd like to close ASAP. 

Can someone give better insight to what is happening? I know there is a title search that needs to complete. Is this the normal time frame? If not what should I do differently next time? I'm about to reach out to the attorney directly but would like to be educated on what I can do differently for my next deal. Thanks in advance!

I'm in NY and went through this process about a week ago. I ended up going with incfile.com. Their prices are competitive with legalzoom and the process was straight-forward. They have 3 types of plans depending on the level of support you need.  Really happy with the service incfile provided.

I'm in your same situation. I'd recommend starting with a BRRRR and using some of the cash as a down payment & rehab fund. Good luck!
