@Brian Green valid-add definitely varies from one investor to another. However 20/25k per unit seems really high for our area. I'd be curious to see your labor costs being that we're in the same area. Have you been using the same contractors throughout each project? Being able to negotiate labor only contracts has definitely helped me. I've also been able to find deals on LVP flooring for under $2sq/ft and do the install myself since its click lock. Feel free to send me a DM for other ideas local to our area. 

@Joshua Lupo schenectady county taxes are part of the catch, rental certificates and stricter building code enforcement so I hear.

Hey Traci - I'm in the Ballston spa/Burnt hills area? Have you checked out AIN yet? Its a great group as well. 

In addtion to what @Matthew Paul mentioned, I’ve had issues with two septics that had blockage at the entry point into the septic. One time a small amount of roots had grown, and in just about 3 years time caused all sorts of blockage. Its an easy fix. Another sign that it’s blocked is that the toilet water will sometimes pop out from the bowl, up over the seat when flushed. Just call a good septic guy, they’ve seen this 100 times.

@Alyssa Kroeker I highly suggest you not allowing this to happen. I can speak from experience of having my own chickens that it’s a messy business ;) If they don’t have an adequate pen and someone to properly take care of them it’s gonna turn into a burden.

@Warren Juall call an electrician , they can usually wire trace to confirm if it’s a dead circuit.

@Carrie A. Cozy is solid in my opinion. It’s no charge for the tenant and they offer the landlord a bunch of great addons. I do both payment and screening via cozy.
