@Fisayo Ijamakinwa - Just take it slow. Leave your emotions at the door would be my first bit of advise and make sure to understand how the BP calculators work. Best of luck to you!

Anyone from BP planning on attending the action investors network (AIN) meeting this coming Monday in Albany/Latham. I'm looking to network with local folks so inbox me.

Go to your local builders supply. Talk to the manager of the project center (most stores have them). Let them know what you're doing. 9x out of 10 they'll have a stack of cards from contractors they refer and see in the store 3/4 times a week.

I've been through many iterations of having automated alerts setup. I've found the more restrictive you get the more likely you'll have for missing listings. What I do now is have my realtor setup a few different searches with loose criteria. One for SFR, One for MFR with a price range cap and the school district. I find this works best as it takes less than a second to weed out properties that I don't want and I have the peace of mind I'm not missing alerts. The added benefit is I get a good sense from a wide range of properties are available.

Make sure you do your due diligence. Check references, insurance etc. Personally I'd be nervous. Why is he $1000k less? Are you sure he's bidding the same materials?

My wife and I have spent 5 years remodeling our 1850's farmhouse. I knew nothing when I started. I've spent hours reading blogs/youtube etc. My best advice would be to gut everything to the studs. Inspect for damage and sub contract out from there. You can save a lot of money gutting yourself.

I'd recommend subcontracting a plumber if there are major upgrades. For the first bathroom we remodeled I hired a subcontractor and offered him extra money to let me ride along. I've since done another bathroom and kitchen myself. Well worth the expense.

Next subcontract out the sheetrock and tape. Its not worth the time trying to drywall and tape what a professional can do in a quarter of the time.

Tile is pretty straight-forward to lay down. Watch some videos, take your time and you'll be fine.

Best of luck to you.
