@Kari Rau Are you relying on the tenants to pay the internet to insure the Wink hub is accessible or do you include the service as part of the lease?

Find another contractor. You could offer to just pay materials as well but I'd say at this point find someone else. Good luck!

Start a relationship at your local builders supply (aside from lowes/home depot). They usually have a project center. Find the manager. My local builders supply has cards for contractors they've worked with for years and passes out cards for the guys he sees in the store for 3/4 times a week. 

I'd suggest looking into a loan. For example my 401k gives short term loans (5 years) at 5.25 percent. No paper-work, just direct deposit in 2-3 days. Its kinda like being your own hard money lender :p 

We're starting a rehab soon and starting to brainstorm around tenant proofing the remodel for low maintenance?  For instance tiling the bathroom walls vs sheetrock for easy cleaning. Automatic bathroom fan to prevent moisture/mold build up. Keyless entry on the side door for lockouts and contractor entry, etc.
