What are your RE goals? If you're looking to scale your business and buy more properties, cash-out refi is an option. Another option would be to house hack and then buy another property. It all depends on what your goals are.

@Rashad S. Where are you trying to source your contractors from? I always suggest starting by visiting your local builders supply.  Ask for a manager. 9 times out of 10 they have a stack of cards from contractors that frequent the store. 

Also i know some of the big box stores work with a variety of contractors which are required to be licensed/insured. But its possible you're going to pay more going that route.

I'd suggest setting aside time everyday dedicated to RE. Listen to every single podcast starting with number 1. From there you will have a good idea of where to go next, what to read etc.

I'd personally try and get the seller to install them. This seems odd being a turn-key. However best advice is not to freak-out :) A pair of doors at lowes is relatively inexpensive.

I've never personally done it but after listening to repeated podcasts I believe I remember hearing folks saying it took 4-6 sets of mailers to start getting responses.
