I work with investors that flip in San Antonio, I would recommend networking and meeting wholesalers and multiple agents. Finding actual deals that make sense to flip is tough to do, especially on MLS. If you want to flip, learn the hustle of finding deals, analyzing deals, then pull the trigger on one when you're ready. Agents can be a great resource, but they are one of many when trying to find a good flip.

Your answer really depends on what you’re looking for. If you’re looking for flips, you’re going to want to connect with as many wholesalers and agents as possible. Flip deals on MLS are tough. If you’re looking for duplexes and small multi’s, contact Sterling Williams , I work with him and those are his focus. If you’re looking to wholesale, go direct to sellers, this market is too competitive to build a business on wholesaling through a single agent.

@Patrick Ng different property mgmt companies have different fee structures.  Shoot me a message and I can send you info for some other property managers we use and you can ask them what they do.  I know some companies collect and keep fees.

@Patrick Ng appraisals usually come in right at the contract price or below, if you had one come in above the contract price you likely snagged a pretty good deal.

I would also say, cash flow is king, but most people I've seen have made their fortunes with equity.  I would look at markets that are a good balance between cash flow and future growth.  At this point in the market, keep in mind areas that will be a little bit more sheltered form a crash.  I have a feeling a lot of these rapidly increasing markets will fall faster than the steady ones.
