Well at least your away from airline flight paths (somewhat). On the other side of 101 there's the SF city dump. Any chance of the stench drifting east-ward when the fog rolls in?? Why don't you look at Crown Colony in Daly City (shuttle to BART) or Shelter Creek in San Bruno (flight paths).

Welcome Amalia. 

Sister of mine used to live on Venus St. It's a one way street and had to access the residence from Topeka Ave. Many moons ago (mid 80's) this wasn't the place to live/invest. The area has changed dramatically and for that area of SF the weather is/can be nice.

@Dennis Lanni What's the word on the probate property on U st in midtown Sac?? Any movement?? Heir's getting along?? Does the property still need rehabbing??

@Harvey Gronwald  If you get the property tied up why would you send the contract out of state?? Which of the 58 counties in CA did Dave do a similar probate?? Me, I'd be scratching my chin.  Rick Harmon is in your own backyard and as an investor he's looking out for your best interest. Log on to his website for more information and read the testimonials...

Attorney's fee's will be be debited from probate case after "Final Distribution" (CA probate code 10830-10832) is filed by the PR and then ordered.

@Nicholas Leon  You can call any title company (your choice) customer service and ask for a property profile of the subject property. They can give you all recent and current transactions. Sorry but no probate status. Another Sac web site you can access is www.erosi.saccounty.net

If you have the the decedent's full name it will give you the "party type" "document title" "book" and "page". But you may also want to trot down to the Sac County recorders office (600 8th St) and using the public terminal key in the again decedent's name and/or subject property address to find current tax status.

To get a hold of the executor/administrator you may want to pull the death certificate. Whom ever filled it out could/would be next of kin(ship)..and then send your (probate) introduction letter..No need to pay for a skip trace service in Sacramento county. "Think" outside the box..

@Lance Johnson  Welcome and hold on to your San Francisco rental as long as you can.

Stepmother who resides in Kermen, CA has a 2 story flat/duplex with separate entrances on Treat St between 24th & 23rd St which she purchased back in the 60's and she's been holding on to these for quite awhile. Comps in the area are $1.9 - $2 million but the bldgs are dated and I don't know if she's brought the building up to code standards. Seeing there's major rent control in the city she's had her current stable tenants at least 10 years. Yes she could raise the rents but seeing the building is free and clear do the math.

She tried her hand as a landlord in Kerman or Fresno county for that matter but the area is so spread out and her tenants were not as as reliable with rent and would move/quit if her tenants found a better offer and it could have been the job prospects in the area as opposed to the city were people need a place to live..

I wonder what difference it would make if applicant #1 has 1 dog and applicant #2 has 2 dogs.
